Selling Your Home


Being a homeowner you know maintaining your home can sometimes be a chore. Time flies and with our busy schedules sometimes it is hard to keep up. When selling your home there are a few things you want to make sure you have checked on and completed before putting the home on the market. Having your home well kept and as clean as possible makes it show great and means the chances of a great offer and quick contract are much better.

1. Clean up the Yard ~ clean the yard free of debris and leaves. Clean up flowerbeds - trim bushes and pull weeds. Weedeat and ensure all sidewalks and edges are trimmed. Curb appeal is everything, make sure the outside of your home is eye-catching. You want the outside to make them want to come see the inside.

2. Clean Gutters & Roof ~ make sure the roof is clear of limbs and any debris. Clean out gutters and make sure all gutters are properly attached. You want the roof and gutters to be as clear and clean as possible to give a great first impression.

3. Clean Your Windows ~ dirty windows stick out like a sore thumb. Give them a good washing and clean the window seals. A small, easy task can make a big difference and you will be surprised how dirty they can get.

4. De-clutter ~ If you can de-clutter, do it. Clutter makes a room look smaller, so the more you can de-clutter, the better your house will show. Now is a good time to clean out, have a garage sale or donate any items you do not want to move.

5. Stage ~ Bring in someone who specializes in staging and prepare your home to show. A stager can take the items you already have and rearrange them to make your home show great.

6. Organize Closets ~ Organizing your closets can make everything look neat and clean and often times much larger.

7. Odors ~ Make sure there are no odors in the home. Air fresheners and lighting candles help keep the home smelling great. If you have a cat litter box make sure to keep it cleaned out and smelling fresh.

8. Make the Entrance Inviting ~ Add a wreath, new coat of paint to the door, flowers or a new door mat. A few simple touches can make the front entrance inviting and eye catching.

9. Make Minor Repairs ~ If there are repairs you are aware of that need made, go ahead and complete those. It is possible the buyer will ask for the repairs to be made anyway.

10. Make the House Sparkle ~ pressure wash the outside, clean bathtubs and showers, clean counters and floors, wash rugs & towels, clean out cobwebs from the corners, & clean mirrors.

A few other items to check on your home is: does it need repainted? or does the paint need touched up? Should you shampoo carpets? If these are things you do not want to do beforehand, consider offering a paint or flooring allowance.

These are all inexpensive easy ways to get your home ready to show. Maybe you only need to do a few of these or maybe you need to do all of them, whichever it is, make sure you complete these tasks and help make your home a hot commodity on the market!
